The May 2023 Market Reports reveal month-over-month gains in closed residential median sale price for the OneKey® MLS Regional area. OneKey MLS reported a $590,000 closed median home price for the month of May, representing an increase of 2.60% over the figure reported in April 2023, $575,000. Year-over-year home price comparisons, however, reflect a negative change, with 2.50% decrease reported this May as compared to May 2022.
With a slower-than-usual spring, residential closed sales transactions declined 24% as compared to May 2022, and pending transactions are down 4.60%. Home prices remain elevated due to the imbalance between supply and demand that lends itself to buyers competing over the limited among of available inventory, which perpetuates market conditions favoring the seller.

OneKey MLS recently hosted its first-ever Info Track program - a hub of training sessions and expert insights to help real estate professionals grow their businesses - as part of the 35th Annual Long Island Board of REALTORS® Education Conference and Trade Show on June 6th.
The all-day seminar brought together notable industry leaders, sharing knowledge and experience, on topics including best practices for using the latest tech tools, generating leads, creating a lasting first impression, and becoming an industry leader.
Richard Haggerty, CEO of OneKey MLS; Melissa King, COO of OneKey MLS; and Frank DellAccio Jr., Chairperson of the OneKey MLS Board of Managers; co-hosted an informative panel titled Maximize Your MLS, which focused on utilizing the growing suite of tools available to OneKey MLS Participants and Subscribers to build and market a successful business.
Keynote speaker, Jack Miller, president and CEO of T3 Sixty, shared high-level observations to a packed house on trends and mega-trends of the real estate industry and key insights for brokers and agents on leveraging technology to fuel business growth.
Of the Info Track program, Miller said, "It's an exciting opportunity to bring together some of the top minds in residential real estate and discuss the latest trends and technology tools that are shaping our evolving industry."
In addition, Katheryn DeClerck of Howard Hanna Rand Realty, presented a hands-on training seminar demonstrating how to make a memorable first impression and how to continue growing professional relationships. Also featured were instructional product demonstrations by CoreLogic, ShowingTime and Down Payment Resource.
